Travel agencies resell what hotels publish. Hotel sales teams are bound by their own inventory and rate floors. We work outside that system: we hold direct relationships with a vetted network of premium resort residences, so we can deliver larger spaces, better locations, and significantly lower per-night costs — all without sacrificing the five-star resort experience.
Yes. Our portfolio includes residences inside flagship properties from Marriott Vacation Club, Westin, Hyatt Residence Club, Hilton Grand Vacations, Wyndham Grand, Disney's Vacation Club resorts, and other premium operators on the RCI and Interval International networks. Your team checks in at the front desk, uses every resort amenity, and is treated as a full guest of the property.

Anything from a single 3-bedroom executive villa for a 6-person leadership offsite up to multi-residence blocks supporting 200+ attendees. For very large programs we coordinate adjacent units inside the same resort so your group stays together.
Yes — that is one of the biggest advantages over standard hotel rooms. Most of our residences are 1, 2, 3, or 4-bedroom units with full kitchens, separate living and dining areas, in-unit laundry, multiple bathrooms, and private balconies or patios. They are perfect for hosting working sessions, hospitality suites, and small breakouts in-room.
Absolutely. Many of our partner resorts have full conference centers, ballrooms, boardrooms, and outdoor event lawns. We coordinate meeting space, A/V, F&B, and breakout rooms alongside your accommodations so the whole program runs through a single point of contact.
For larger programs, yes. We can arrange a site visit through the resort, or — more commonly — provide a comprehensive virtual walkthrough, full floor plans, current photography, and detailed amenity sheets so your planning team has everything needed to make a decision quickly.
For peak convention seasons (Q1 in Las Vegas, Q4 in Orlando, summer in mountain destinations), 90–120 days is ideal. For most other dates we routinely place groups inside 60 days, and short-notice availability does come up — call us regardless of timeline and we will tell you honestly what's possible.
Step 1: We learn your dates, headcount, destination, and goals. Step 2: We send a curated shortlist of properties with photos, pricing, and floorplans within 24–48 hours. Step 3: You select. Step 4: We issue a contract and invoice. Step 5: You receive confirmation, a property guide, and your dedicated coordinator's direct line. Step 6: Your team checks in.
Group pricing is built into everything we do — every quote already reflects negotiated corporate rates. For larger blocks (10+ residences) and recurring annual programs we layer additional volume discounts and offer dedicated account management at no extra cost.
Yes. We understand corporate plans shift. Date changes, headcount adjustments, room-type swaps, and name changes on the rooming list are handled by your account manager. Specific change windows and any associated fees are spelled out clearly in your booking agreement — never buried in fine print.
Cancellation terms vary by resort, season, and how close to arrival you are. In general, we offer significantly more flexibility than direct hotel group contracts because we control our inventory. Every booking includes a written cancellation schedule up front so there are no surprises.
Yes. We collect your rooming list in our preferred format (or yours), assign units, and submit all guest names directly to the resort. Your guests check in at the front desk like any other resort guest — no group line, no special process. They show ID and receive their keys.
Because of where our inventory comes from and how we operate. We hold direct, contract-based relationships with the residence inventory — which means no OTA fees, no hotel rack-rate margins, no resale markup, and no commissioned middlemen. Those savings flow straight to you.
Your quoted rate covers the residence for the contracted nights, all standard resort amenities (pools, fitness centers, beach/golf access where applicable), housekeeping per resort schedule, and Wi-Fi. Resort fees, parking, and applicable taxes are listed separately and transparently in every quote.
Corporate credit cards, ACH/wire transfer, and company check. For qualified corporate clients we offer NET-30 invoicing as a standard option.
NET-30 is available immediately for most established corporate clients. NET-60 and other custom AP terms can be arranged through our finance team — typically with one short credit reference call.
No. We do not charge planning fees, service fees, booking fees, or 'concierge' fees. The price you see is the price you pay. Our model is to make money on volume and long-term partnerships, not on hidden line items.
Yes. One invoice, one PO, one line item per residence — formatted to drop straight into your AP system. We can also provide W-9, certificate of insurance, and supplier-onboarding paperwork on request.
Completely. Your guests check in at the resort's front desk, receive standard branded keys, and have full access to every amenity — pools, spas, restaurants, fitness centers, golf, beach service, kids clubs, the whole property. They are guests of the resort, not 'group accommodations' in any visible way.
Yes. Your dedicated coordinator is reachable 24/7 throughout your program window, and the resort's front desk and concierge team handle anything in-property in real time. For larger programs we can also arrange a meet-and-greet at arrival.
Resort pools (often multiple), full fitness centers, on-site dining, room service where offered, daily/scheduled housekeeping, complimentary high-speed Wi-Fi, business centers, kids' clubs, spa access, and resort-specific amenities like beach service, golf, marina access, or ski-in/ski-out access depending on the property.
Pet policies are property-specific. We can identify pet-friendly residences when needed and surface those options in your initial shortlist.
Contact your dedicated coordinator immediately — day or night. Because we have direct relationships with property management at every resort we book, issues are escalated and resolved at a speed individual guests simply cannot match.
Yes. We can quote and book meeting rooms, ballrooms, banquet F&B, coffee breaks, off-site dinners, and welcome receptions through the same point of contact. One coordinator, one timeline, one invoice.
We coordinate transportation (airport transfers, motor coach for group movements), guided activities, team-building experiences, and curated excursions through trusted local DMC partners. We do not mark these up — you pay supplier rates.
Yes. We routinely run multi-city programs — for example, regional sales kickoffs running the same week in three different destinations — under a single program manager so your reporting and budget stay clean.
These are typically handled by your in-house team or production agency, but we can recommend trusted local production partners and coordinate delivery direct to the resort.
We have placed and managed programs of 200+ residences across multiple adjacent resorts within a single destination. There is no headcount we will turn away — we simply scope it appropriately.
We are a U.S.-registered company with a verified physical address, fully insured, with a published team and direct phone line. We provide W-9, certificate of insurance, supplier registration paperwork, and references from current corporate clients on request — the same diligence package any enterprise procurement team expects.
Every residence in our network has been individually inspected and credentialed against our internal standards: cleanliness, condition, amenity access, operator reputation, and resort-level service. We do not place a residence in a corporate program until it clears every checkpoint.
Yes. We treat every program as confidential by default. We never share client lists, attendee names, or program details with third parties. NDAs are routine and welcomed.
All payment processing is handled through enterprise-grade, PCI-compliant systems. Card data is tokenized at capture and never stored on our servers. ACH and wire payments use verified routing through our finance team.
We maintain general liability and professional liability coverage well above industry minimums and can issue certificates of insurance naming your organization as an additional insured for the dates of your program — typically within one business day.
We carry backup inventory at every destination we serve. If a property has to cancel for any reason — ownership change, weather, force majeure — we re-place your group in a comparable or upgraded property at the same rate. Your program proceeds.
Yes. Every corporate client is paired with a named account manager who knows your team, your travel patterns, and your preferences. You are not routed through a general queue or rotated between agents.
Recurring programs are our specialty. We hold dates a year+ in advance, lock pricing where possible, and pre-build your shortlist before each cycle so you spend hours — not weeks — planning.
Yes. After every program your account manager runs a structured debrief and brings ideas — new destinations, residence upgrades, F&B optimizations, cost-saving levers — to your next planning meeting. We exist to make you look brilliant to your stakeholders.
Yes — and most large clients use us across several departments (Sales, HR, Marketing, Engineering, Finance). We can structure billing by department, by program, or rolled up to the parent company — whatever your AP team prefers.
Yes — we are always interviewing new owners with desirable inventory at the destinations we serve. We never charge listing or membership fees. Reach out via our contact page and our owner-relations team will follow up to discuss whether your residence is a fit.
When your residence aligns with an upcoming corporate program, we contact you directly with the dates and an offer. You choose whether to accept. There are no commitments, no exclusivity, and no penalties for declining a placement.
